Meet Dawn Stephens, a real estate assistant rockstar and Englewood local! With over 30 years in the area and nearly a decade of experience in the real estate world, Dawn brings a warm, steady presence to the Stiver First International Team. She supports the team by lending her organizational know-how, listing support, and friendly energy wherever it’s needed.

Before joining the real estate world, Dawn served as the Volunteer Coordinator at Vineland Elementary, where she thrived managing school programs and community events. She still helps run her husband Donnie’s shop, handling scheduling, paperwork, and the digital details that keep things moving.

Dawn is also the heart behind Spread Spencer’s Sparkle, a nonprofit inspired by her late son Spencer. What began as a kindness movement has grown into a meaningful initiative promoting compassion, inclusion, and community connection — with thousands of “sparkle cards” sent around the globe.

Dawn enjoys spending time with her daughter Juliannah, painting, live music of all kinds, and traveling whenever she can. She’s happy to be part of the Stiver First family — spreading kindness, positivity, and support wherever she goes.
